  • Do my spouse and I need to submit separate applications?
    Yes, each applicant aged 18 and older must submit a separate application.
  • Does my 18+ child need to apply and be listed on the lease?
    Yes, if your child is 18 years old or older, they must submit their own application and be included on the lease.
  • Are pets allowed? Are there breed or size restrictions?
    Most properties allow pets upon approval. We do not have any breed or size restrictions. Cats are allowed upon approval by landlord.
  • Where can I add my FAQs?
    FAQs can be added to any page on your site or to your Wix mobile app, giving access to members on the go.
  • Are there additional fees or deposits for pets?
    Yes, we do charge a non-refundable pet deposit per pet after approval. Fees are $350.00 deposit for 1st pet, $250.00 for second pet, $200.00 for third pet. All deposits are non-refundable. There is also a $30.00 per month charge per pet added onto the total price of your rent.
  • What utilities am I responsible for paying?
    For more information on what utilities you would be responsible for paying, please reach out to our office. Each property the utility information is different.
  • What is the length of the lease?
    Our standard lease term is one year.
  • How do I pay rent?
    You can pay rent in person at our office located in Ozark, MO. We also have an option to pay rent online through our online payment portal Innago. There are fees to pay using the online system.
  • What is the late fee policy?
    Rent must be paid in full by the 3rd day of the month. On the 4th day, a $25 late fee will apply. If the rent is not paid in full by the end of the 4th day, a $10 late fee will be added to the total rent due every day until rent is paid in full.
  • When will I receive my deposit back after moving out?
    The deposit refund depends on the condition of the property after you have moved out. We have 30-days to complete the deposit assessment disposition. At the end of this 30-day period you will receive your deposit refund by mail.
  • How do I report an emergency maintenance issue?
    If you have an emergency maintenance issue, please call our office at 417-833-7610. If you have a maintenance issue that is not an emergency, please login to the Innago app and submit a request through the maintenance tab.
  • Are there penalties for breaking my lease early?
    Yes; If you choose to break your lease before the end date, you will forfeit your security deposit. We also require that you pay 2 additional months rent to break your lease. You would also be responsible for keeping the utilities on in you name until the end lease date.
